Plaster Refurbishment

Blown plaster, crumbling ceilings, failed previous repairs. Strip, replaster, and finish it properly.

The problem

Blown plaster can't be patched over. It needs removing.

Victorian and Edwardian properties across Middlesex and the Home Counties have lime-based plaster applied directly to solid brick. When damp gets in — through an external defect or poor ventilation — the bond between plaster and wall breaks down. The plaster blows.

Skimming over blown plaster doesn't fix it. The hollow sound test will find it, and the skim will crack along the same lines. The answer is to remove the failed material and replaster.

The Hancock approach

Remove, prepare, replaster. In that order.

We knock out all failed material, establish what caused the failure (if not already diagnosed), and treat the substrate accordingly. On solid brick, we assess whether lime-compatible materials are needed or whether modern gypsum plaster is appropriate.

Cornicing, dado rails, and period features can often be retained and reinstated during refurbishment. We assess on site and advise on what's salvageable.

What does plaster wall refurbishment involve?
Refurbishment covers repairing, re-floating and re-skimming tired, cracked or damp-damaged plaster to bring older walls back to a smooth, sound finish — a common job in period homes across Middlesex and the Home Counties.
Can you save original lime plaster?
Where original lime plaster is sound we work with it sympathetically; where it has failed we replace like-for-like to keep older properties breathing correctly.
How much does plaster refurbishment cost?

Do you fix cracks and damp-damaged walls?
Yes — we cut out and repair cracks, treat the cause where possible and re-plaster, rather than skimming over problems that will return.
Will refurbished walls be ready to paint?
Once the new plaster has dried fully — usually around a week — the walls are ready to decorate, and we can paint them for you too.
